A GLANCE AROUND THE WEST END
Quick updates on a series of properties

It’s been a couple of years since I started writing this column, and there’s been progress and delays on several of the projects I’ve covered previously. In this month’s column we’ve got updates on four different sites, all in different stages of development.

The Mason Residence
First covered in July 2023

One of the oldest still-standing homes in the West End, the Mason Residence at 1860 Barclay Street had an application for an infill building approved back in the spring of 2023. Originally slated for a 2024 completion date, Mizan Developments now says that the project will be finished in the spring of 2026.

When it does get done, the original Mason Residence building will have been restored (as it’s a heritage property), with six new townhouse units added to the property.

The site, currently home to a seven-storey apartment building and almost 10,000 square feet of commercial space, was put under receivership in January 2024 after its owners hadn’t made any redevelopment progress for five years and defaulted on interest payments. Chard Development bought the property for $85 million last August. 

In June of this year, Chard Development submitted an application to the city to tear down the existing building and replace it with a pair of 25 and 26-storey towers. The proposed buildings would include 542 rental homes, commercial space on the ground floor, and a childcare facility. A decision from the city on the proposal is pending.

The Hampstead

Located at 1188 Cardero Street, The Hampstead is a four-storey condo complex that’s been in redevelopment purgatory for a few years.

Real estate developer Townline first submitted an application for a 20-storey strata building in 2022, then revised it to 22 storeys of rental housing in 2023, before adding an additional two storeys to their application earlier this year.

According to the proposal’s Shape Your City page, the current application doesn’t conform fully with Council-adopted policies. There’s no date listed for any new Q&A period for the revised application or any word on when something might be able to move forward.

The Listel Hotel

Demolition of the former Listel Hotel at 1300 Robson Street began in July. The old building is making way for the new Listel Hotel, which is planned to be a mix of hotel rooms and rental homes.

There’s been a slight change made to the development plan since the spring, going from 28 to 31 storeys, while still featuring the same number of units overall (300, nearly two-thirds of them hotel rooms).

Originally scheduled for a 2028 completion date, the project’s estimated finish has already been pushed back a year.
